Urbanisations have to be administered AND maintained by professionals
Challenges for most urbanization:
The urbanization is not managed in the way, as a lot of owners expect: The running costs are very high and the received service does not comply with the owners’ expectation to get the service for what they paid for.
In most urbanizations we see a high potential for optimization and savings in areas like:
- Maintenance of gardens and pools.
- Cleaning and upkeep in general.
- General lack of security, even if a permanent security service is available.
- Community management: conflict of interests between accounting company and urbanization management.
- Transparency of costs and service in general.
- Reports and presentation at the AGM (Annual General Meeting).
Some Examples: 
1. General maintenance of gardens and pools
- Employees on site are not guided and managed, with the result; maintenance is not efficient compared to the price.
- Staff is neither legally employed nor insured.
- Staff training and experience is often very low, they just try doing the job as good as they know.
- Plants are not cared for correctly: due to a lack of knowledge and training.
- Pools seem to be clean superficially, but the water is never tested for hygienic conditions according to law.
- Pumps are not working properly, because they are not technically controlled and maintained.
- Abuse of chemicals, instead of solving the technical problem.
- No professional gadgets for pool maintenance available
2. General cleaning and maintenance
- Employees on site are not guided and administered, with the result; maintenance is not efficient compared to the price.
- Staff is neither legally employed nor insured.
- Staff is doing the job during the working hours, but does not work as if they would be living in the urbanization
- Employees do not have the tools and instruments for a good job.
- Problems are not reported properly, by lack of communication and management, so that problems never get fixed, or with delay.
3. General security – permanent or part time
- Employees work as security guards without having the necessary training and experience they need for this job.
- Security concept missing: e.g. controls and (no)-admission.
- Staff is neither legally employed nor insured.
Security personnel is present, but “security” is missing, because:
- Fences are broken ore even not existing.
- Doors are open and anybody can enter uncontrolled.
- Friendliness breaks all rules of security, e.g., any friendly seeming
person gets access by security staff, without any question or control. - Problems are not reported properly to the management
- Cameras do not work, or employees are distracted and do not watch
them.

4. General community management and conflict of interests between
accounting company and urbanization management.
The managing company is concurrently responsible for the total accounting.
- Sometimes, constructor or promoter forms also the
management company, causing a lack of transparency for all
parties. - Owners do not receive any reports, remaining uninformed
about costs and who generates these. - Annual General Meeting (AGM) is not prepared correctly.
Therefore it becomes an endless meeting without any clear
decisions or planning of action. - To talk to each other after an AGM would improve
understanding and trustfulness between owners,
